Many surfaces, many systems
An estate exterior is never one surface. Spanish and Mediterranean homes in Palos Verdes Estates combine stucco, iron and tile, and a large house adds wood fascia, shutters, entry doors and garage doors, each with its own preparation and its own coating system.
- Stucco walls are washed, cracks are opened and filled, and the finish coat is chosen elevation by elevation.
- Wood fascia, trim and shutters are scraped, sanded, spot-primed where bare and finished in an exterior enamel.
- Railings, gates and balconies have loose rust removed, bare metal primed with a rust-inhibiting primer, then a topcoat.
- Stone and tile are protected and left unpainted unless paint was already there.
Most railings and gates sold as wrought iron are really mild steel, which rusts wherever its coating breaks, so the metal work gets the slowest prep of anything on the house.
Ground that moves
Part of Rancho Palos Verdes, the Portuguese Bend area, has a landslide history going back 250,000 years, and movement there sped up in 2023 and 2024. Moving ground cracks stucco and racks trim, so on a house there we map the cracks before we price them: a crack that keeps opening needs a flexible repair and a coating that can stretch, not a hard patch that splits again.
