The Sand Section and the Strand

The Sand Section is the quiet grid of walk streets right beside the ocean, and the oceanfront homes line the Strand bike path. Houses here take the marine layer that forms over the cold California Current and drifts ashore overnight, so walls and trim are often damp at first light. We wash salt film off before any coating goes on, check wood and stucco with a moisture meter, and schedule the day so primer goes onto a dry surface.

The Hill Section

The Hill Section sits on the old dunes, with steep streets and panoramic ocean views, and many of its homes have been remodeled or rebuilt. Elevations face the water at height, with large glass, deep decks and long runs of railing.
